  • Planned Vacation Weeks
    Owners initially select four Planned Vacation Weeks for the upcoming vacation season (running from the first Sunday in October through the following October). An equitable rotation system ensures fair distribution, with confirmed weeks communicated by mid-June each year.
  • Space Available Weeks
    After Planned Vacation Weeks are assigned, owners can reserve two additional weeks (“Space Available”) using the same rotation system.
  • Unlimited Short Notice Stays
    Beyond planned and available weeks, owners can enjoy unlimited short-notice stays based on space availability:
    • Stays can be booked up to 60 days in advance.
    • Stay durations range from 1 to 7 days.
    • Grown children and parents may use Short Notice stays without the owner present.
    • Short-notice stay rates:
      • USD $260++/night for a two-bedroom villa
      • USD $320++/night for a three-bedroom villa

Flexibility for Family & Friends

Owners, their family, and friends have access to all villas, with the ability to reserve any available villa as part of the ownership program. This offers flexibility to accommodate guests and make the most of each stay.

Rental Program

Owners may submit up to two weeks per year to the Auberge Resorts Rental Program. When rented, owners receive 60% of the net rental revenue.

Exchange Opportunities

Owners can exchange reserved vacation weeks for stays at other properties through:

Annual Dues & Fees

The Esperanza Homeowners Association, a non-profit organization, manages all ongoing villa expenses, including:

  • Maid service
  • Furniture, fixtures, appliances, and fine linens
  • Property insurance and taxes
  • Utilities and maintenance
  • Reserve fund contributions
  • Dedicated Villa Host/Butler service

Annual dues are USD $19,867, covering six weeks of full hotel service accommodations in a two-bedroom villa.

  • Three-bedroom villa surcharge: $350++ per week for housekeeping.
