What Is The Market Doing?

Economic indicators for the Los Cabos real estate market is rising and because the market is strong, and new developments are happening all over the area, this oasis we call Los Cabos is a solid investment. If you're looking for a home, lot, or fractional property, this is an exciting time to buy!

According to the Multi Listing Service Market Report, we experienced a very active 3rd quarter. All of us at Esperanza Real Estate had the busiest 3rd quarter in the history of our collective 25-years of experience in real estate sales in Los Cabos.

For 3rd quarter sales, there were 140 units sold in Los Cabos accounting for $73 million in sales volume with an average sale price of $520,000. At Esperanza, there was a combination of 14 fractional and full ownership transactions that went under contract totaling $3,360,500.

For comparison purposes in the 2nd quarter there were 79 units sold in Los Cabos accounting for $46 million in sales volume with an average sale price of $589,000. Esperanza Real Estate received a few very low offers in the 2nd quarter, during the lockdown, which did not go under contract.

Considering 3 months in lockdown, being in our 9th month of the pandemic, in an election year, and a very strong October so far, overall we are anticipating finishing 2020 with very strong numbers. Tourism is up, and travel is resuming little by little which is very encouraging.

The Demand for Escape

What we’ve seen is that there’s a lot of demand. People want to escape and they want villas with amenities to escape with their family. We are seeing people book extended stays and over the summer, which typically in real estate is considered our slow season, guests would book one week and stay three or more. According to an Auberge executive, One family staying at Esperanza had three going-away parties because they continued to extend their stay. Every time they got ready to go home, they said, ‘Are we really gonna leave?'

What is important to today's discerning traveler is proximity to their primary home, family-friendly, and safe. With Los Cabos positioned only 2-4 hours direct flight from the many US States, and year-round sunshine, it is a very attractive destination.

What is Short Notice & How Does it Work?

Short Notice is any unreserved week in a unit, which may be reserved by owners on a first-come, first-served basis, no earlier than two months prior to the requested week. There is no restriction on whether an owner may use a Short Notice Week reservation in conjunction with other reservations.

How often can I use short notice? Subject to availability, owners have the opportunity to reserve an unlimited number of Short Notice Weeks during the Club Calendar period, however, an owner may only reserve one Short Notice Week at a time. Once the Short Notice Week is used, a reservation request for another Short Notice Week may be submitted.

Who can use short notice? Owners and direct family only.

Three Bedroom $195++ per night
Four Bedroom $345++ per night
Luxury Suites $370++ per night
Private Residences $550++ per night
Pool Casita's at Private Residences (no kitchen) $150++ per night

Esperanza Listing Update

Fixed Week 1/24th

Ownership guarantees a specific “Fixed Week” in a specific two or three-bedroom Villa. Owners then have the benefit of using a 2nd “float week” to be enjoyed anytime between mid-May to mid-November in the same villa.

In addition to your Fixed and Float weeks, you may also visit Esperanza on a Short Notice basis and stay in any villa, anytime one is available.

Owners purchase a 1/8th undivided interest in a Villa. All owners sign a Master Use Agreement merging their Villas into a Membership Program allowing flexibility in reservations and villa size.
Each owner has the opportunity to book 6 weeks a year through an equitable rotation. Owners can then visit more often and without limit based on space availability.
